1 Introduction
1.1 The terms and conditions apply between us – Bruno Blume and Noëmi Sacher – and you (including fellow travellers).
1.2 The offers on this website refer to our property in Åboholm, 69596 Tived.
1.3 Upon confirmation of your booking and your confirmation that you have read the terms and conditions, the terms and conditions become binding.

2 Advertisement
2.1 All holiday flats and houses offered are owned by us and located on our property in Åboholm, Tived. Hereinafter, the term “holiday home” also refers to holiday flats.
2.2 The descriptions of the rental properties have been carefully prepared. Nevertheless, the texts and photos only provide approximate information. If individual details are not exactly correct, this does not entitle the tenant to a rent reduction.
2.3 Changes to furnishings and equipment may occur. Significant changes, such as a reduction in sleeping or dining places, will be reported immediately. They only entitle you to rebook, reduce the rent or cancel if the apartment is no longer suitable for the number of holiday guests specified in the booking.

3 Booking
3.1. Holiday homes can be booked using the booking form on the respective property page or by email.
3.2. The booking only becomes valid once you have confirmed our confirmation email (double opt-in). Our confirmation email is usually sent within a few days/a week. The offer is valid for one week from the date our confirmation email is sent, after which your right to complete the booking with your confirmation email expires.
3.3 Once you have confirmed our booking confirmation by email, a binding rental agreement is created between you and us.

4 Prices & payment
4.1 The rental prices shown are in Swedish kronor (SEK). Please ensure that when making international payments, especially in other currencies, the full amount is credited to our Swedish account.
4.2 Rental prices are daily rates, unless otherwise stated.
4.3 Prices are valid for the period specified in the booking and may vary between high, mid and low season. The prices stated in our confirmation email are definitively valid.
4.4 As a rule, the rental prices include the rent for the holiday home as well as water, heating and electricity costs. Electricity may be charged separately in winter. We endeavour to indicate this on the house pages, but the information in the confirmation email is definitively valid.
4.5 The rental payment must be made by bank transfer within 10 days of your confirmation. If the booking is made at short notice (no more than two weeks before the start of the rental period), payment must be made within 3 days of our confirmation email being sent, but in any case before the start of the rental period.
4.6 The rental deposit must be paid in advance together with the rent. It amounts to SEK 5,000 per holiday home.
4.7 Prices for additional services such as boats, bicycles, shower towels, etc. must be paid on site or together with the rent.

5 Arrival, departure and occupancy
5.1 The arrival time is specified in the booking confirmation. As a rule, arrival is possible from 4 p.m. on the day of arrival and should take place by 8 p.m. at the latest. Any deviating times must be requested in advance and confirmed by us.
5.2 Departure should take place on the day of departure from 7 a.m. at the earliest and by 11 a.m. at the latest. Any different times must be requested on site at the latest and confirmed by us.
5.3 We will usually hand over the keys to you on your arrival. In exceptional cases, the keys may be deposited in the central key safe. The same applies to the return of the keys, although exceptions may be agreed.
5.4 A joint inspection of the holiday home is mandatory before departure. Any damage found during this inspection will be recorded in the same way as previously identified damage.
5.5 In the event of damage for which you are liable, the deposit paid will be retained until the amount of damage has been determined (if necessary, with the assistance of a tradesperson/specialist); the remainder of the deposit will then be refunded, provided no damage has occurred, within one week.
5.6 If the deposit paid is not sufficient to cover the damage, you remain obliged to pay the documented costs upon invoicing.
5.7 The maximum occupancy may not be exceeded under any circumstances. If more people than stated in the booking confirmation are to stay in the holiday home, you must ask us in advance. We are entitled to refuse the request, especially if the other holiday homes are already fully booked.
5.8 If you wish to bring pets, such as dogs, with you, you must state this when booking, including the exact number. Not all holiday homes are suitable for pets.

6 Stay and duty of care
6.1 As tenants, you undertake to take care of the holiday home and to comply with the regulations and our instructions.
6.2 You must notify us immediately of any damage caused by you.
6.3 Under certain circumstances, some items of equipment may not be available for use during your stay due to weather conditions and the season. This applies, for example, to boats, canoes, garden furniture, barbecues, etc.
6.4 You must treat any additional services booked, such as boats, canoes, saunas, bicycles, etc., with care. Any damage caused by you must be reported to us immediately.
6.5 Special equipment (boats, canoes, saunas, bicycles, etc.) is considered a personal service. In the event of damage and/or defect, there is no entitlement to immediate replacement.
6.6 Final cleaning is included in the rental price. The holiday home must be left in a clean and tidy condition, with the kitchen tidied up, the dishes washed and put away.
6.7 Waste must be strictly separated. In addition to combustible mixed waste, plastic, wood, glass, metal, organic material, paper/cardboard/paper packaging must be collected separately. Appropriate collection containers are available.
6.8 Åboholm is surrounded by nature. The occasional presence of mice, snakes, flies, mosquitoes, etc. cannot be completely prevented.
6.9 Pitching tents or parking caravans on the holiday home grounds is prohibited. Vehicles may be driven up to the holiday homes for loading and unloading purposes only; otherwise, cars must be parked in the designated spaces at the entrance.
6.10 Charging electric cars is prohibited, as most holiday homes are not adequately protected. If a wall box is available, permission must be requested before charging!
6.11 Smoking is strictly prohibited in all holiday homes.
6.12 Extreme care and caution must be exercised when heating with wood-burning fireplaces; the door for feeding wood must be closed immediately after loading.
6.13 It is forbidden to burn anything other than the dry firewood (and firelighters) provided. Paper, cardboard and wet wood may also not be burned.

7 Hazards
7.1 We cannot be held liable for unforeseeable activities within and outside the property boundaries.
7.2 There are various dangerous areas and structures on the property (rocks, slopes, bridges, dams, waterfalls, streams, lakes, dead wood, deep shed roofs, etc.). Use of these areas and staying in their vicinity is at your own risk. Parents and other adults are liable for their children and wards.
7.3 The property boundary is only secured in places by a simple fence; in some places, lakes and forest paths form the boundaries. Access to neighbouring properties is permitted in principle, but is at your own risk. Parents and other adults are liable for their children and wards.
7.4 The lakes are wonderful for swimming. However, there is naturally a risk of drowning. Non-swimmers and swimmers use the water at their own risk. Parents and other adults are responsible for their children and wards.
7.5 There are wild animals such as moose, beavers, lynxes and wild boars on the property and in the surrounding area. The animals are very shy and avoid human presence. Nevertheless, encounters are possible. Liability for the consequences is expressly excluded.

8 Complaints
8.1 We recommend that you inspect the holiday home together with us immediately upon arrival.
8.2 Any complaints must be reported immediately. Subsequent complaints will not be accepted.
8.3 In the event of any complaints, please always speak to one of us or, if we are not available, send us an email. We must be given the opportunity to rectify the situation.

9 Cancellation and rebooking
9.1 Taking out travel cancellation insurance can be helpful in the event of cancellation costs.
9.2 For cancellations up to 90 days before the start of the rental period, a cancellation fee of 10% of the total rental amount, at least SEK 1,000 or the lower total amount, will be retained. The remaining advance payment will be refunded within 10 working days.
9.3 For cancellations made between 89 and 60 days prior to the start of the rental period, a cancellation fee of 25% of the total rental amount, or a minimum of SEK 2,000, whichever is lower, will be retained. The remaining advance payment will be refunded within 10 working days.
9.4 For cancellations made between 59 and 30 days prior to the start of the rental period, a cancellation fee of 40% of the total rental amount, or a minimum of SEK 3,000, whichever is lower, will be retained. The remaining prepayment will be refunded within 10 working days.
9.5 For cancellations made between 29 and 10 days prior to the start of the rental period, a cancellation fee of 75% of the total rental amount, or a minimum of SEK 5,000, whichever is lower, will be retained. The remaining advance payment will be refunded within 10 working days.
9.6 For cancellations made from the 9th day prior to the start of the rental period, a cancellation fee of 100% of the total rental amount shall be payable for bookings up to and including a duration of 7 days, and 90% thereafter. The remaining advance payment shall be refunded within 10 working days.
9.7 In cases of force majeure, such as war, natural or environmental disasters, drought, extreme weather, epidemics, border closures, traffic disruptions, currency trading standstills, strikes, lockouts or similar events that were not foreseeable at the time of booking and that make the execution of the contract significantly more difficult or impossible, we cannot be held responsible if this makes it impossible to commence the rental. As a result, we may cancel the contract and retain the advance payment as compensation for cancellation costs to the extent that costs have already been incurred in the course of the previous contract execution.
9.8 Rebookings are possible after consultation, provided there is sufficient space available.
9.9 For rebookings made 30 days or less after confirmation of booking or 29 days or less before the start of the rental period, a rebooking fee of 10% of the total amount will be charged.

10.1 All texts, images, film recordings and graphics on this website are protected by copyright. The further use of texts, images, film recordings and graphics requires our written consent and approval.
10.2 The place of jurisdiction is Lucerne, Switzerland.
